Land Development and Value Enhancement Services
(for land owner clients)

Most land owners want to enhance the value of their land and maximize their return on investment. But most are not experienced in the field of land development; therefore they sell their property as raw land. Experienced land investors and developers purchase these properties, and achieve substantial profits from the value enhancement that results from guiding their newly acquired land through the entitlement process, and converting it from “raw land” to “shovel ready building sites.” This Value Enhancement process, frequently results in value increases of several hundred percent over the price paid as “raw land”.

Land Value Enhancement is a multi-phased process. The first phase primarily involves assessing and identifying problems, challenges, and opportunities associated with location, access, utilities, drainage and water quality, endangered species, environmental factors, geological and soil condition factors, zoning, highest and best use, and certain political and regulatory factors. The outcome of these assessments will influence the land use plan, site development plan, infrastructure design, economic analysis and ultimate value. Through this process, a variety of issues are generally discovered, each of which must be resolved or a resolution plan put into place, before development can occur.

Bob Tesch, principal of Tesch & Associates, has been successfully engaged in the Land Value Enhancement process in Texas for over 30 years. He understands the many complexities involved in the land entitlement process. His experience, knowledge and skill, acquired over the years, have consistently produced excellent rates of return on investment for his own account and that of his clients and partners. Tesch & Associates has formalized this experience into a program that is available to Texas Land Owners who wish to develop a pro-active strategy to enhance the rate growth in their land investment equity.

What is the cost?
The fee is based on the win-win concept and is negotiable. Tesch & Associates does not win unless the client wins. Value must be added for the client to win. Frequently there is no out of pocket expense incurred by the client through this process. In some cases Tesch & Associates will pay 100% of these expenses for the client, with the amount of its compensation based on performance and paid from land sale proceeds. The fee can be based primarily on a percentage of the value added. This allows the client to receive the full raw land value of its land plus a substantial percentage of the value added by Tesch & Associates. Frequently, this will result in the client realizing 200% (or more) of the land value the client would have realized if previously sold as raw land.
